The conditions of the competition for the tenure of the hotel in an old building in the centre of Moscow present a wide variety of possibilities. Therefore, the preferred plot of land is beyond the old botanic garden on Prospekt Mira, which responds to the idea of the garden-hotel. The idea of a park in a densely inhabited residential area is repeated in the structure's composition.
The hotel is constructed in the form of a stretched rectangle (with an interior courtyard garden. Supported by seven pylon towers and elevated at a height of 40 metres, i.e. higher than the botanical garden’s trees and the surrounding buildings. The internal covered courtyard of the hotel takes the form of a winter garden. In the towers are to be found communication facilities and premises for general uses.
The hotel has two underground levels which contain ancillary premises and garages.
The shape of the construction corresponds to the Kremlin towers and other high-rise buildings in the centre of Moscow.
